Paul has worked in the South East across Sussex and Hampshire for over 20 years specialising in Real Estate transactions and has built a strong reputation for integrating with clients and driving complex commercial property transactions.

Paul provides tailored advice to medium sized corporate and individual developers, institutional lenders and investors at board and individual level.  He also advises landlords, tenants, investors and pension trustees including providing strategic advice on structuring and optimising freehold and leasehold property portfolios with a particular specialism in the leisure and licensed trade sector.


Paul’s expertise includes all aspects of development land sales and acquisitions on complex conditional contracts, option and promotion agreements including multi-tier institutional development lending and investment finance.

He also specialises in general commercial property freehold and leasehold transactions for individuals, companies and pension trustees or as part of a wider investment portfolio including complex lease negotiations and portfolio re-structuring for both landlords and tenants.  Although he has considerable experience across all commercial property sectors he has a particular specialism in acting for institutional and private landlords and tenants of licensed premises including restaurants, pubs, clubs, festivals and events.

Recent Cases:

  • Acting for a £50m turnover company acquiring a new 15 year lease of new build 103,000sqft warehousing and distribution facility at a capital rentalised value of £12m. The transaction included bespoke lease negotiation between landlord, tenant, guarantors and lenders; construction sign off and collateral warranties; landlord’s works and tenants works all delivered within a designated timescale.
  • Acting for an investment and property management company advising on all aspect of its £20m commercial property portfolio including a high profile complex multi-unit city centre shopping arcade.  Typical transactions included regular lease management work as well as a £15m institutional finance facility and estate development projects.
